(a) a physical relation to the land of a kind which gives a certain degree of physical control over the land, and an intent so to exercise such control as to exclude other members of society in general from any present occupation of the land; or

The proceeding by possessory warrant is a summary remedy for the recovery of a personal chattel which has been taken by fraud, violence, enticement, or seduction from the possession of the party complaining or which, having been in his recent possession, has disappeared and is believed to be in the possession of the party complained against. The purpose of the proceeding is to protect and quiet the possession of personalty, but only as against acts which are inhibited by statute
